Here is a full list of services your agent will provide you when you choose our Lettings Service. From advertising your property to moving your new tenants in:).
Your PropertyLoop Agent will:
- Make sure your property is being advertised properly with the full and correct details and for the right price
- Market the property on all the property portals (Inc, Rightmove, Zoopla, PropertyLoop, etc) and socials
- Warn you of any potential voids and price drops needed throughout the advertising period
- Advise you of any upkeep, cleaning, decorating, or repairs needed before advertising or move in
- Source and qualify tenants and conduct all viewings on the property
- Update you on viewing feedback and all offers, messages, questions, received by potential tenants
- Negotiate all offers on your behalf and advise on price and tenant suitability
- Accept, reject and give feedback or find out more information on all offers on your behalf
- Conduct/oversee and update/advise you on the tenant referencing process and reports
- Collect and check the legally required documents and the safety of the property
- Help organise a an EPC, EICR, Gas, etc (if the LL should need it)
- Prepare all paperwork and send out the AST our to all parties (with legally required attachments) for signing
- Advise about and apply a ‘Rent Guarantee Policy’ to the tenancy (if it’s eligible and the landlord wants it)
- Collect and check the Move In Monies from tenants and they’ve set up their future standing order payments
- Help organise a Check In and Inventory (if the LL wants it)
- Organise the keys and check the property to make sure everything is safe and in working order
- Meet and move the tenants in on Move in Day (advise tts on parking, moving, concierge, bins, etc)
- Let the tenants and landlords know the correct departments or contact details for tenancy help throughout if needed
- Make sure the deposit Is registered and the deposit information is sent to the tenants
- Assist with any future renewals/extensions (help negotiate, advise and get all the paperwork completed).
