PropertyLoop Fees

This article sets out the fees that may be charged by PropertyLoop to Landlords and Tenants. Some services are optional and only apply if selected.

Landlord Fees

Core Agency Fees

Lettings Fee

  • 10% + VAT (12% incl. VAT)

  • Payable upfront

  • Covers marketing, tenant sourcing, referencing, and tenancy setup

Management Fee

  • 6% + VAT (7.2% incl. VAT)

  • Payable monthly

  • Covers ongoing property and tenancy management

Fees may vary where agreed as a special condition and will always be confirmed in your Offer Acceptance.

Compliance & Legal Services (Optional)

These services are legal requirements for most tenancies. Landlords may arrange them independently or choose PropertyLoop to arrange them on their behalf.

Gas Safety Certificate (CP12)

  • From £120

  • Cost depends on property size and location

Energy Performance Certificate (EPC)

  • From £120

  • Cost depends on property size and location

Electrical Installation Condition Report (EICR)

  • From £199

  • Cost depends on property size and location

Additional Optional Services

Rent Guarantee & Legal Protection

  • From £47 per month

  • Provides rental income protection and legal cover for eviction (subject to policy terms)

PAT Testing

  • From £187

  • Portable Appliance Testing for landlord-supplied electrical items

Tenant Fees

PropertyLoop does not charge tenants the following:

  • No tenancy setup fees

  • No referencing fees

  • No renewal fees

  • No administration fees

  • No inventory fees

Fees That May Apply to Tenants

The only tenant fees that may apply are listed below.

Change of Occupancy

  • £50 + VAT

  • Applies where a tenant is added, removed, or replaced during an existing tenancy

Early Termination

  • Charged only where a tenant requests to leave the tenancy early

  • Fees are limited to the landlord’s reasonable costs, in line with legislation
