Income Referencing for Students, Self-Employed Tenants, & Contractors

When renting through PropertyLoop, every tenant will go through referencing checks to confirm they can afford the rent. While employed applicants usually provide payslips and an employment reference, the process looks slightly different for students, self-employed applicants, and contractors.


Students

If you’re a student, you may not have a regular salary to show for affordability checks. Instead, you’ll normally need to:

  • Provide proof of your student status (such as a university enrolment letter or student ID).

  • Show evidence of funding or savings (for example, a student loan confirmation, bursary, or bank statement).

  • Most students will also be required to have a UK-based guarantor, unless they are able to pay the full tenancy term upfront.


Self-Employed Applicants

If you’re self-employed, referencing companies cannot rely on payslips alone. You’ll usually be asked for:

  • Your most recent tax return (SA302) from HMRC.

  • Alternatively, accounts signed off by a qualified accountant (normally at least 1–2 years of records).

  • In some cases, business bank statements may be requested to demonstrate ongoing income.


Contractors & Freelancers

If you work on contracts or freelance projects, you may be asked to provide:

  • A copy of your current contract showing your day rate or fixed income.

  • Evidence of previous contracts to demonstrate consistency of work.

  • Recent invoices or bank statements showing payments received.

  • In some cases, an accountant’s reference may be requested to confirm your earnings.


Don’t Forget Alternatives

If you’re unable to provide sufficient proof of income through the above routes, you may still be able to rent by:

  • Paying the rent upfront for the full tenancy term, or

  • Using a UK-based guarantor who can meet the affordability checks on your behalf.
